준비를 해도 쉽지 않은 게 집짓기

이치하우스(EACH House)는 서울 종로구에 위치한 상가주택이다. 건축주는 개인 주거공간과 임대수익을 낼 수 있는 상가가 있는 건물을 원했고, 비록 52.9m²(16평)로 다소 작은 대지였지만, 넓은 도로에 접하고 대중교통 접근성이 뛰어나 이를 위한 공간을 계획하기에 적합한 장소로 판단했다.

집은 각 층에 하나의 기능을 배치해 설계되었고, 각 층이 저마다의 이야기를 담고 있다는 의미에서 집의 이름도 '이치(EACH) 하우스'로 지어졌다. 1층과 2층은 임대수익을 위한 근린생활시설로 계획되었으며(현재 와인샵이 운영 중이다), 3층과 4층은 단독주택으로 사용된다. 3층에는 서재, 침실, 드레스룸, 욕실이, 4층에는 주방과 거실이 함께 있는 공간으로 설계되었다. 정북일조 법규에 의해 생긴 발코니는 작지만 훌륭한 외부 공간을 제공한다. 가장 넓은 2층과 3층은 각각 약 9평의 면적을 갖추고 있으며, 전체 연면적은 약 30평이다.

작은 대지에 건축을 진행할 때는 땅의 효율성을 최대한 끌어올리기 위해 많은 고민이 필요하다. 건물의 위치, 주차장 배치, 출입구 방향에 따라 효용성은 크게 달라지기 때문이다. 내부 공간 계획에서도 평면과 단면을 함께 고려하여 최적의 공간을 찾기 위한 반복적인 검토가 이루어진다. 이러한 고민은 건축 디자인에도 반영되며, 작은 건물일수록 그 존재감을 드러내기 위한 전략이 필요하다. 물론, 예산 내에서 말이다. 이치하우스에서는 각 층의 형태에 변화를 주어 엇갈린 듯한 디자인을 적용했고, 층별로 재료와 색상을 구분해 그 효과를 극대화했다. 손가락 한 뼘 정도의 작은 차이지만, 그로 인한 디자인의 변화는 충분히 눈에 띈다. 마치 각기 다른 블록을 쌓아 올린 듯한 느낌을 주어, 층마다 다른 이야기를 기대하게 만든다.

도심 속 협소주택을 설계할 때 중요한 요소 중 하나는 창호의 위치와 크기이다. 집이 작을수록 다양한 창을 배치해 가능한 한 창밖으로의 시야를 확보함으로써, 작은 면적으로 인한 답답함을 상쇄시킬 수 있다. 사생활 보호가 필요할 때는 커튼을 활용하면 되고, 넓은 창호는 이삿짐 반입에도 필수적이다. 협소주택에서는 계단을 최소화해 내부 공간을 극대화하는데, 가구를 들여오기 위해 전면 창호를 넓게 계획하면 여러모로 이점이 많다.

때때로 땅 찾기부터 도움을 요청하는 경우가 있다. 이치하우스 역시 건축주와 함께 대지 선택부터 프로젝트를 진행한 사례다. 건축주는 건축 설계는 건축가에게, 시공은 시공사에게 맡기면 되지만, 자신에게 맞는 땅을 찾는 일은 쉽게 위임하기 어렵다. 다행히 이치하우스의 건축주는 오랫동안 협소주택 건축을 고민해왔고, 건축과 부동산에 대한 지식이 있었기에 창신동의 대지를 발견했을 때 빠르게 판단을 내리고 프로젝트를 실행할 수 있었다. 도심 속 작은 대지에 협소주택을 계획하고 있다면, 가능한 많은 땅을 방문해보길 권한다. 그 땅에 지어질 건축물과 그곳에서의 삶을 상상해보는 것이 큰 도움이 될 것이다. 좋은 집짓기는 좋은 땅 찾기에서부터 시작되기 때문이다.

EACH House is a mixed-use building located in Jongno, Seoul. The client wanted a structure that would serve as both a private residence and a rental space. Although the plot was relatively small at 52.9m² (16 pyeong), its proximity to a major road and accessible public transportation made it an ideal site for the project.

The house was designed with one function per floor, giving each level its own distinct purpose—hence the name "EACH House." The first two floors are commercial spaces (currently a wine shop operates here), while the third and fourth floors serve as the client’s private residence. The third floor includes a study, bedroom, walk-in closet, and bathroom, and the fourth floor features a kitchen and living room. A small yet functional balcony, shaped by local daylight regulations, adds valuable outdoor space. The total area spans around 30 pyeong, with the largest floors measuring 9 pyeong each.

Designing on a small plot requires careful consideration of how to maximize efficiency. Decisions regarding building placement, parking, and entrances significantly affect the building’s functionality. Interior planning also involves extensive review of both the floor plan and cross-sections to optimize space. In EACH House, the design plays with staggered forms and varying materials and colors for each floor, creating visual interest and enhancing its presence despite its small size.

When designing narrow urban houses, window placement and size are crucial. More windows can help open up small spaces, offsetting the limited floor area with wider views. Larger front windows also facilitate furniture moving, as stairs in compact homes are often minimized to maximize internal space.

In some cases, clients ask for assistance in finding a plot of land. EACH House was such a case, where the client and architect worked together from site selection to completion. The client had already spent time considering small houses and had sufficient knowledge of architecture and real estate, allowing for quicker decision-making once the right plot in Changsin-dong was found.
